I have been an independent real estate broker for over 25 years and have been in Austin for 19 years. I have owned residential rental properties for over 25 years and am very experienced in understanding what makes a good rental investment. I am very familiar with the Austin real estate market, which currently is one of the strongest markets in the country. I am knowledgeable in the use of Section 1031 property sales and acquisitions, which can be used to postpone tax gains until future years. I can also guide you in the use of Roth IRAs and standard IRAs as vehicles to be used in the purchase of rental and investment property. There are other useful tools such as irrevocable trusts and 'due on sale' assumption procedures that are too complicated to discuss here, but which are also excellent investment tools.

-- As an independent broker, I do not employ other realtors. You will have the personal attention of an experienced realtor and broker with over 25 years experience.

-- I will send you an evaluation sheet requesting details on your investment objectives. I need this information to understand the type of investment that you are searching for and whether the Austin market will meet your expectations and needs.

-- Once I have received your evaluation sheet, I will send you information regarding potential properties that meet your requirements as well as my opinion on the type of performance that you can expect from these properties. This will include an excel spreadsheet that you can use to evaluate current and future ROI based on variables such as inflation, vacancy rates, tax rates, etc.

-- When you are close to identifying your properties of interest, you can travel to Austin to view the property before placing a contractual offer or I can send you detailed digital photographs of the property.

-- Prior to making an offer, I will explain to you the details of the contract forms used in the State of Texas as I will ensure that your interests are protected in the offer. This will include obtainment of a home inspection report by a certified inspector. I will advise you on various mortgage financing options available and review how this will impact your ROI.

-- After the offer is made, I will act on your behalf in the negotiation process.

-- Once the offer is accepted, I will work closely with you to ensure that the home inspection is completed, negotiate with the Seller for corrective actions to any problems found in the inspection of the property, maintain close communication with your lender and the title company regarding any problem issues.

-- After you have purchased the property, I will help you find a property manager if needed. Additionally, I will put you on my monthly newsletter distribution list which will keep you updated on the Austin real estate economy and will also keep you in constant touch with me after the sale.
